AI SEO for Local Businesses, Clinics and Real Estate: Winning "Recommend Near Me" Answers

Lyudmila Pike from Hulunbuir, Co-founder / CMO

"Recommend a good dentist near me that is open on Saturdays." "Which real estate agency in Hulunbuir helps with mortgages and property checks?" "Where is a decent auto repair shop nearby for Japanese cars?" More and more often, people ask questions like these not in a search box but in an AI assistant. And instead of a map with a hundred pins, they get two or three specific names with addresses, opening hours and a short explanation of why each place is a good fit.

For clinics, real estate agencies and any business whose customers come from the same neighborhood or city, this is a new front door. There is no second page of results to fall back on: if the AI named three of your neighbors, the customer will not go looking for a fourth. Below we explain how AI knows what is nearby, why doctors and property listings need to exist as separate "entities," and how clinics can approach AI search optimization without running into rules on medical information.

Key takeaway

Local customers ask AI to recommend something nearby. Here is how clinics, dentists, real estate agencies and local businesses get named in those answers.

What an AI answer is and where local customers see it

An AI answer is text the AI writes itself after pulling information from websites, maps, directories and reviews. A person asks a question in plain language and gets a ready-made recommendation: names, addresses, key details and links to sources.

Customers can see these answers:

  • in Google Search: Google AI Overviews above the regular results, and AI Mode for longer conversations;
  • in AI chat assistants: ChatGPT, Gemini, Perplexity, Claude and Microsoft Copilot;
  • in voice assistants: on phones, in cars and on smart speakers, where the answer is read aloud and only a few options fit.

What matters for local businesses is that AI takes location into account. When someone writes "near me," "in my neighborhood" or names a city, the AI looks for businesses with a confirmed address on websites, maps and directories.

Why dropping out of AI answers hurts local businesses most

  • There are only a few slots. An answer to "recommend something near me" usually lists just a handful of places. A voice answer lists even fewer.
  • Decisions happen fast. Someone with a toothache has no time to compare twenty clinics. They call the ones the AI named.
  • Each customer is worth a lot. A patient may stay with a clinic for years, and a single real estate deal can pay for months of marketing.
  • Wrong data drives people away. An old address, incorrect hours, a location that closed long ago, and the customer goes to a competitor thinking you are out of business.

Why AI so often names your neighbors instead of you is covered in detail in why AI recommends your competitors.

How AI knows what is nearby

An AI assistant has no map of your city of its own. It gathers information about local businesses from public sources and cross-checks them. The more sources say the same thing, the more confidently the AI names you.

Source What AI takes from it What to check
Your website Services, prices, specialists, listings, location addresses Separate service and location pages, current prices
Google Business Profile Address, hours, rating, photos, categories, reviews Profile verified, categories accurate, hours current
Apple Business Connect and Bing Places Place data for Apple Maps and Siri, and for Bing and Copilot Listings claimed and matching your Google profile
Local and industry directories Specialization, prices, reviews, online booking Same name, phone number and address everywhere
Review platforms Customer impressions, strengths and weaknesses Recent reviews and your replies to them
Local news and industry media Reputation, expertise, events Mentions of your business and articles by your experts
Official registries Licenses, registration details License number on your website matches the registry

If you also serve customers in Russia, Yandex Maps plays the role of Google Business Profile there, because Yandex Alice AI relies on Yandex Search.

The key word here is consistency. A hypothetical example: on its website a practice is called "Clinic N," on Google it is "Clinic N Dental Care," and an old directory listing still shows a previous phone number. The AI may decide these are different businesses, or trust none of the versions. This kind of mix-up is typical for businesses that have moved, opened new locations or rebranded.

Reviews: the rating is only part of it

To an AI assistant, a review is not a star; it is text that shows what customers praise and criticize. "The dentist explained the treatment plan in detail and walked me through the X-rays" tells the AI far more than ten "great service!" reviews. What works:

  • ask customers to leave a review on Google and relevant industry platforms after a visit or a closed deal;
  • reply to reviews, including negative ones, calmly and to the point, and for healthcare, without disclosing any patient information;
  • never buy reviews or write them on behalf of customers: it breaks platform rules and destroys trust once it comes out;
  • show genuine reviews on your website and say which platform they came from.

How AI forms an opinion about a business and what to do about negative content is covered in brand reputation in AI answers.

Licenses and proof

In healthcare, real estate and many home services, customers want to know a business can be trusted. AI looks for the same thing: verifiable facts.

  • For clinics: license and registration details, the legal entity, the services you are licensed to provide and the addresses where you operate;
  • For real estate agencies: the legal entity and brokerage license, agent licenses, contract terms, and professional association memberships and liability insurance, if you have them;
  • For other local businesses: certifications, manufacturer authorizations, warranty terms and trade licenses.

Publish this information as text, not just as a scanned document. A scan is clear to a person, but not always to a machine.

Doctors and properties as separate "entities"

An "entity" is what search engines and AI call a specific real-world thing with its own attributes: a person, an organization, an apartment. A doctor listed only in a general "our team" block barely exists for AI. With their own page of clear facts, an AI assistant can name them when someone asks "which orthopedic specialist should I see?"

A doctor or specialist page

  • full name, specialty, board certifications and academic degrees, if any;
  • education, continuing training and years of experience;
  • which conditions patients come to them with and which methods they use;
  • which locations they work at, on which days, and how to book;
  • patient reviews about this specific doctor;
  • articles they wrote or medically reviewed.

A property listing page

  • address, neighborhood and nearest transit;
  • property type, square footage, floor, layout, year built or completion date;
  • price and status: for sale, under contract, sold;
  • amenities nearby and features of the building or development;
  • the listing agent, with their own profile page.

Connect entities to each other: doctor, location and service; property, agent and neighborhood. You do that with internal links and schema markup, which has suitable types for local businesses, medical organizations, real estate agents and people. Schema markup will not make AI recommend you, but it clears up confusion around addresses, names and prices.

Real estate has one extra rule: keep listings current. A sold property still shown as available misleads both the buyer and the AI. Mark such pages as sold or take them down on time.

Location-based prompts: city, neighborhood and "near me"

Local questions almost always include a location, explicitly or implicitly: "pediatric dentist downtown," "new condos near the train station," "24-hour vet in my area." To help AI connect you with these questions:

  • create a separate page for each location with the address, directions, hours, and the specialists and services at that location;
  • list the neighborhoods and towns you actually serve, especially if you go to the customer;
  • for real estate, build neighborhood and development guides with useful information, not just a list of listings;
  • do not churn out identical "city pages" for places where you have no office: neither search engines nor AI assistants consider them useful.

When we do prompt research, collecting the questions customers ask AI assistants, we pay special attention to location phrasing: city, neighborhood, "near me," "close to work."

How it works by industry

AI SEO for dentists, clinics and healthcare providers

Healthcare is a topic where a mistake can harm someone's health. AI assistants treat medical sources with extra caution, and clinics have legal obligations. AI search optimization for a medical website rests on a few rules:

  • No promises of outcomes. "Cured in one visit," "guaranteed pain-free," "the best doctors in town": claims like these cannot be proven and are risky under healthcare advertising rules in many countries.
  • Author and medical review. Medical articles are written or reviewed by a clinician whose name and specialty appear on the page, next to the date of the last update.
  • Content does not replace a consultation. It explains when to see a doctor and what a visit involves, but it does not diagnose or prescribe treatment.
  • Local rules. Requirements for healthcare advertising, disclaimers, before-and-after photos, testimonials and patient privacy differ between countries and states. Check which rules apply to your practice with a lawyer before publishing.
  • Prices and practical details. Price lists, accepted insurance plans and how to prepare for a procedure are among the things patients ask AI about most.

The good news: careful, verifiable content is exactly what AI assistants look for in healthcare anyway.

AI SEO for real estate agencies

Buyers ask AI not only "where should I buy an apartment" but also "what should first-time buyers know about mortgages" or "which neighborhood is best for a family with kids." An agency that answers these questions can appear in AI answers long before the buyer picks a property. What you need:

  • service pages for buying, selling, renting, property checks and mortgage support, with clear terms and fees;
  • guides to neighborhoods and developments;
  • agent profiles with experience, specialization and reviews;
  • an up-to-date listings database with accurate statuses, consistent with the property portals you use;
  • a step-by-step description of the deal, from the first meeting to handing over the keys.

For developers the logic is the same, with more entities: developments, phases, construction progress and completion dates. When choosing an agency for real estate AI SEO, ask how they handle listings, reviews and articles by your agents. Blog posts alone are not enough here.

AI SEO for other local businesses

Salons, auto repair shops, gyms, veterinary clinics, appliance repair: they all share the same logic. AI assistants need:

  • a complete list of services with prices or price ranges;
  • opening hours, including holidays, and ways to book;
  • your service area, if you travel to customers;
  • technicians and specialists with their own pages;
  • a verified Google Business Profile, plus Apple Business Connect and Bing Places listings, with current photos and categories;
  • answers to common questions: how long a service takes, whether you need an appointment, whether there is parking.

How to show up in AI search near me: where to start on your own

If you want to get things in order yourself, start with three steps. Check that your name, address, phone number and hours match on your website, map listings and directories. Create separate pages for each location, doctor or key specialist. Then ask AI assistants five to ten questions your customers ask and see who they name. The full list of checks is in the AI search optimization checklist for your website.

The result: AI understands you and can verify you

After this work, AI assistants see one consistent business across your website, map listings, directories and reviews, and they know your locations, specialists and listings. We regularly check AI answers for your tracked prompts, including "near me" variations, and show you where you are named, where you are not yet and what comes next.

No one can guarantee a spot in an AI answer: answers change with the phrasing and with where the user is located. But the way AI selects sources is predictable enough. Generative engine optimization (GEO) is built on top of good old SEO and local SEO, and consistent work based on it pays off.

How we get clinics, real estate agencies and local businesses recommended by AI

AI Search Optimization has been doing SEO since 2002. We have 100+ clients around the world, Google and Yandex certifications, and one team that handles your website and your AI visibility end to end. We work with Google AI Overviews and AI Mode, ChatGPT, Gemini, Claude, Perplexity and Microsoft Copilot, in any market and language.

What the work includes:

  • an AI visibility audit: what AI assistants say about you and nearby competitors, whether AI crawlers can access your website, and whether your details match across the website, map listings and directories;
  • prompt research that includes city, neighborhood and "near me" phrasing;
  • technical fixes on the website: AI crawler access, llms.txt, location, doctor and listing pages, schema markup, speed and error fixes;
  • new content that is careful and verifiable, especially in healthcare;
  • brand mentions on third-party sites;
  • articles in external sources to build the authority of your company and its experts;
  • ongoing AI visibility tracking.

AI evaluates your website as a whole, so we take care of the entire site from day one, from technical fixes to GEO. We guarantee delivery of GEO tasks, error fixes and fast adaptation of your website to changing AI search requirements.

The monthly fee is $290 per month, including the first 10 hours of work. Every additional hour is $45. GEO work is billed time and materials: we invoice only the work completed and delivered that month. No discounts or free months, just an honest price from the first invoice.

Book a call: we will check who AI assistants recommend for your services in your area and show you what to fix on your website, in your listings and beyond so your business shows up when someone asks AI to "recommend something near me."
